A case study in delivery.
Two separate towers linked with a steel structure — three basements, ground and three typical floors, plus a second tower of two basements, ground and three typical floors. Expected duration 18 months, cost ~124M EGP.
PM services for the owner: planning, scheduling, cost estimating, coordination and contract administration.
The brief.
Commercial assets carry hard revenue milestones — lease commencement, anchor tenant fit-out, mall opening. HG delivered an integrated PM system covering scope, time, cost, quality, risk and HSE, keeping the employer positioned to satisfy tenant, lender and operator obligations without compromising building quality.
Execution.
The engagement combined design management, tender leadership and full construction PMC. HG chaired coordination workshops, resolved interface risk early in shop-drawings and BIM, and gave the employer a single dashboard covering programme, cost, quality and HSE performance.
Completion.
The employer entered the leasing and fit-out phase with a complete, closed-out delivery record — including as-built information, warranties and financial reconciliation — enabling anchor and speciality tenants to mobilise on plan.
